A soft or spongy spot in the floor
Most manufactured homes are decked in particleboard, which swells and loses its bond once it stays wet. Softness means the panel is already failing rather than merely damp.

Signs to look for
If you notice any of these problems, call us before water has more time to spread into nearby materials.
Most manufactured homes are decked in particleboard, which swells and loses its bond once it stays wet. Softness means the panel is already failing rather than merely damp.
Panel walls are joined with battens over the seams instead of taped and painted like drywall.
Vinyl covered gypsum panel walls sit directly on the decking, so they wick water upward from the floor.
The seam where two sections join is the most common water entry point on a multi section home.
Older homes with low slope metal roofs pond water at seams, vents and the edges. Newer shingled roofs leak at penetrations.
The furnace and water heater usually share one interior closet sitting directly on the decking. A slow drip there soaks the panel under an appliance nobody moves.
What happens
Our team adjusts the work to what got wet, how far the water traveled, and which materials can be saved.
We note the home's age, whether it is a single wide or a double wide, and what the deck and the walls are actually made of.
Particleboard decking that has swelled or lost its bond does not come back, and drying it longer will not change that.
Panel walls come apart at the battens and the bottom course, which lets us dry the wall cavity without wrecking the whole room.
Portable extractors and compact submersible pumps come through a 30 inch doorway and up a set of steps.
Many manufactured homes run a 100 amp service, which limits how much drying equipment the home can actually carry.
Water that reaches an in floor supply duct sits there and gets blown through every room.

What to expect
Here is how we usually handle mobile home water damage near West Virginia.
Tell us the approximate age, whether it is a single wide or double wide, and where the water is showing.
Your callClose the fixture valve, or the main at the lot pedestal if it is above ground and safe to reach.
+5 minutesKeep people and heavy furniture off any soft area, because wet particleboard loses strength quickly.
+15 minutesWe confirm the deck material, the wall panel type, the marriage line if there is one, and where the ducts run.
On arrivalWater comes off hard flooring and out of carpet and padding, and contents get lifted and blocked. Deeper water is pumped first.
First hours on siteWe tell you which decking sections, wall panels and cabinets are coming out and which are staying.
Same dayEquipment is placed and the amperage counted before anyone drives away, so your service is not overloaded overnight.
Before we leaveUnderstanding the cost
We explain the recommended work and price before you approve the job. These examples show what may change the estimate.
| Common situation | What the estimate may include | Typical range |
|---|---|---|
| One room of a manufactured home, clean water, extraction plus three to four days of drying | National estimate. A supply line or fixture caught quickly, with little or no decking replacement. | $900 to $2,500 |
| Most of a single wide affected, clean water | National estimate. Includes extraction, padding removal, wall panel bottom course work and five to seven days of equipment. | $3,000 to $8,000 |
| Double wide with several rooms and decking replacement | National estimate. Water across the marriage line, two duct runs and significant decking and panel replacement. | $6,000 to $18,000 |
| Particleboard decking replacement, per square foot | National estimate for removing and replacing failed floor decking, before the finish flooring above it. | $3 to $10 |
| Wall panel replacement, per square foot | National estimate for vinyl covered gypsum panel sections including batten work. Older patterns may not be matchable. | $2 to $6 |
| Manufactured home work priced by affected area, clean water | National estimate. Handy once someone has measured the wet area and given you a number. | $3 to $7 per square foot |
| Belly wrap drained, wet insulation out, underbelly repair coordinated | National estimate. Priced and detailed on our under house water removal page, which owns that work plan. | $800 to $3,500 |
| After hours or overnight dispatch charge | National estimate. One charge on the first visit, for nights, weekends and holidays. | $100 to $400 |
What the deck is made of
Particleboard decking that has swelled has to be replaced, and that is labor plus material plus flooring above it.
How much of the home is wet
Pricing follows affected square footage. In a single wide, one wet room is a large share of the home, which is why percentages feel different here.
Single section or multi section
A double wide is roughly twice the area and adds the marriage line as both a leak path and a drying boundary.
How clean the water was
Supply line water is the least damaging case and saves the most material.
Wall panel count
Panel replacement is priced by area and by how many batten lines have to be opened. Removing the bottom course of several rooms costs less than replacing full height panels.
Duct involvement
Clearing and drying in floor ducts is straightforward. Replacing a collapsed or contaminated duct section, including a crossover duct, means working under the home.
Why timing matters
Water can keep moving into nearby materials even when the surface looks dry.
Once the panel swells and its bond fails, it stays swollen and weak no matter how long you dry it.
The vinyl film on these panels is effectively a vapor barrier on the room side, so moisture cannot escape toward the air you are drying.
Small air volume means moisture saturates every room within hours, so there is no comfortable dry side to retreat to.
Standing water inside a supply duct or the crossover duct gets pushed through the home each time the system runs.
Helpful service information
Start with the short explanation. Open a card if you want a little more detail.
Floors are typically decked in particleboard over relatively shallow floor joists, glued and stapled as a system.
Manufactured homes are built to the federal HUD Code, which produces a very different set of materials from a site built house.
That film behaves like a vapor barrier on the room side, so moisture in the gypsum core cannot escape toward the dry air you are creating in the room.
The vinyl face on a panel wall is the detail that catches inexperienced crews. That film behaves like a vapor barrier on the room side, so moisture in the gypsum core cannot escape toward the dry air you are creating in the room.
A single section home holds a fraction of the air a two story house does, so evaporating water pushes relative humidity up very quickly and evaporation then stalls.
Air volume is the quiet variable in a home this size. A single section home holds a fraction of the air a two story house does, so evaporating water pushes relative humidity up very quickly and evaporation then stalls.

It depends entirely on the deck material. Most manufactured homes use particleboard decking, and once it has swelled or lost its bond it does not recover, so those sections come out.
As a national estimate, one wet room with a few days of drying commonly runs $900 to $2,500.
Three reasons. The decking is often particleboard rather than plywood, and the walls are vinyl faced gypsum panels joined with battens rather than taped drywall.
The bottom few inches are usually the problem, because panels sit on the deck and wick water upward.
That is a separate work plan from the work inside your home, and our under house water removal page covers it in full.
Extraction usually finishes in one to three hours. Drying then takes about three to five days for a typical loss, sometimes less because there is less material.
Yes, and it is one of the most commonly missed steps. Supply ducts run inside the floor and the crossover duct links the sections on a double wide, so water sits in them and gets blown through the home.
